Motel 6 improvements consist of one 2-story structure with three wings, landscaping, swimming pool, and surface-level parking/drive areas. The motel is serviced by public water and sanitary sewer systems. The Project is supplied with water from the City of Grand Junction. Hot water is generated by natural gas-fired boilers. The Motel 6 is bordered to the northwest by Horizon Drive. Farther northwest is undeveloped, naturally vegetated land, bordered to the northeast & southeast by undeveloped, naturally vegetated land associated with the Grand Junction/Walker Field Airport, and bordered to the southwest by Intellitec College (772 Horizon Drive).
